Renting Out Your Condo Legally in BC: 2026 Regulations
Becoming an "accidental landlord" or an investor requires knowing the Residential Tenancy Act (RTA) inside out. BC is very tenant-friendly, so mistakes are costly.
Rental Bans are Gone
As of 2022/2023 legislation, Strata corporations in BC generally cannot ban long-term rentals anymore. They can't restrict the age (except 55+ buildings). This opens up almost all condos to investors.
The Paperwork
- Form K: You MUST submit this to your strata. It confirms the tenant has received the bylaws.
- Condition Inspection Report: Mandatory at move-in and move-out. Without it, you cannot claim the damage deposit.
